Planning in Chelsea
Chelsea's streets are protected — your application must show it respects them.
Chelsea's Georgian and Victorian terraces, garden squares and mews sit almost entirely within conservation areas, and many are listed. RBKC expects high-quality design and clear heritage justification. We prepare applications that make the case properly the first time.
Where we work in Chelsea
Chelsea, Sloane Square, King's Road, Chelsea Embankment, Cheyne Walk, the Royal Hospital area, World's End, Chelsea Green and Brompton.
What to know before applying
Chelsea is covered by conservation areas, with many listed buildings and a strict basement policy. Front elevations and rooflines are very rarely allowed to change; rear and roof alterations are judged against each conservation area appraisal. We check designations and planning history on your address first.
Extensions & loft conversions
Rear extensions, mansard roofs, internal remodelling of listed houses and mews refurbishments are typical Chelsea projects. We prepare listed building consent and planning together where both are needed.
Conversions, HMOs & change of use
Flat amalgamations, conversions and changes of use are tightly controlled in RBKC. We advise on what your building can realistically achieve before drawing begins.
Refused by RBKC?
Send us the decision notice and drawings. We review the officer's reasons and give you a straight answer: which changes would make the scheme approvable, whether an appeal is worth pursuing, or whether the honest advice is that the project is a no-go on this site. We prepare resubmissions and manage appeals to the Planning Inspectorate.
