What is design and build?

Design and build is a way of delivering a project where one organisation is responsible for both the design and the construction. Instead of appointing an architect, tendering the drawings to builders and managing the interface between them, you appoint one team — us — and we carry the project from feasibility through planning, technical design and construction to completion. You have one contract, one point of contact and one team accountable for the result.

Why does design and build cost less?

The savings come from coordination, not shortcuts. Our construction firms price the work while the design is still developing, so we steer the scheme towards materials and structural solutions that are efficient to build. Because the same team resolves structure, party wall and building control in-house, the drawings that go to site are complete — which means fewer variations, fewer delays and far fewer of the "nobody priced for this" moments that inflate traditional projects. We pass that efficiency on as a competitive, professional package price.

Design and build or traditional architect — which suits you?

If you want maximum control over every finish and are happy to run a tender process, the traditional route still works — and we offer it. But if you want certainty — of cost, of timescale and of who to call when you have a question — design and build is the stronger route. It suits extensions, loft conversions, new build homes, HMO and flat conversions and commercial fit-outs especially well, because those projects live or die on coordination between design and site.

Who actually builds it?

We work in collaboration with a small group of construction firms we have delivered projects with across London — firms we trust with our own designs and our own name. We remain involved throughout the build: reviewing work on site, answering queries quickly and protecting the quality of the design. You get the buying power and reliability of an established team without having to manage it yourself.
