Contemporary rear extension to a Victorian house in Hackney, London

Established in Hackney

By 2011, we had submitted more planning applications in Hackney than any other firm.

Based in Hackney since 2008, we now submit around 200 planning applications a year across London — but this borough is where we cut our teeth, where we read every street and where our track record runs deepest. From a Victorian terrace in Clapton to a warehouse conversion in Shoreditch, we know what Hackney Council approves, what it refuses, and how to shape a scheme that gets through.

Where we work in Hackney

Shoreditch, Hoxton, Dalston, Clapton, Stoke Newington, Hackney Central, Homerton, London Fields, Victoria Park, Stamford Hill, De Beauvoir and South Hackney — Victorian terraces, Georgian townhouses, warehouse flats and infill plots across the borough.

Planning permission in Hackney

Hackney is one of London's busiest and most policy-sensitive boroughs. Large parts of the borough sit in conservation areas, and Article 4 directions remove permitted development rights in many streets — meaning extensions and alterations that need no application elsewhere still need planning permission here. We check the designations covering your exact address before anything is drawn, then design within what the council will approve.

Extensions & loft conversions in Hackney

Rear extensions, side returns and dormer, hip-to-gable and mansard lofts are our bread and butter in Hackney — often on tight plots with party walls on both sides and neighbours close enough to object. We design schemes that maximise space while keeping the headroom, light and overlooking rules Hackney Council applies, and we handle the structural design and building regulations alongside the planning drawings.

Flats and HMO conversions in Hackney

Hackney is a hotspot for flat conversions and HMOs, and also one of the boroughs where licensing and Article 4 restrictions bite hardest. We assess space standards, amenities and licensing requirements up front, so your scheme is viable for planning and for letting — not just on paper.

Listed buildings & conservation areas

Hackney has more conservation areas than most London boroughs, alongside Grade I and Grade II listed buildings. Whether your project needs listed building consent, is in a conservation area, or just needs a sensitive approach to a heritage street, we prepare the heritage statements and drawings Hackney's conservation officers expect to see.

Refused by Hackney Council?

Send us the decision notice and drawings. We review the officer's reasons and give you a straight answer: which changes would make the scheme approvable, whether an appeal is worth pursuing, or whether the honest advice is that the project is a no-go on this site. A fresh resubmission within twelve months is usually free, and we prepare and manage appeals to the Planning Inspectorate where the refusal doesn't stand up.

“We built this practice on Hackney streets — knowing what this council approves is the difference between a drawing and a decision.”
